Why Northern Beaches Drains Keep Blocking
Drainage fails differently out here than it does inland, and most of it comes back to sand, water and slope.
Sand gets into everything
The beach strip from Manly up through Curl Curl, Dee Why, Collaroy and Narrabeen sits on sand, and so does the backfill around most of the pipes. Two things follow. Sandy fill settles over decades, which pulls pipe joints apart. And once a joint has opened, sand washes steadily into the line and settles in the low spots. That is why so many Northern Beaches drains block again a few weeks after being cleared. The blockage was never the problem, the gap letting the sand in was.
Groundwater and the lagoons
Properties around Manly Lagoon, Curl Curl Lagoon, Dee Why Lagoon and Narrabeen Lagoon sit on a high water table, and it climbs further after a wet week. Groundwater pushes into any crack it finds, which overloads the line, carries more sand with it, and accelerates the damage. If your drains run worse after heavy rain rather than better, infiltration is usually why.
Old pipe and steep ground
Post-war fibro cottages and 1960s brick veneer through Brookvale, Cromer, Narraweena and Manly Vale were plumbed in earthenware, laid in short lengths with mortared joints and rubber rings. On the escarpment blocks at Seaforth, Balgowlah Heights, Clontarf, Bilgola and Whale Beach, those lines run long and steep down to the street, often three or four metres deep at the boundary trap. Angophoras, banksias and coastal tea tree find the damp air escaping a failed joint and work their roots in through the gap.
What you notice first is a slow toilet, a gurgle in the shower when the washing machine drains, a drain that clears after every plumber visit and blocks again by the following month, or a smell near the boundary on a warm day.
The old fix was to dig it up. On a steep Northern Beaches block that means an excavator working down a terraced garden, retaining walls disturbed, sand backfill that has to be recompacted properly, and weeks of reinstatement. Relining does the same repair from inside the pipe.
